A previously underdeveloped parcel at the southwest corner of Del Paso and Truxel roads in Sacramento’s North Natomas neighborhood is set for transformation. A recent proposal submitted to the city outlines a mixed-use development project at 2380 Del Paso Road, promising a combination of residential and commercial spaces.
According to the Sacramento Business Journal, the nearly 20-acre site, known primarily for hosting a seasonal Christmas tree stand, is now at the forefront of urban development discussions. While Buzz Oates representatives have yet to comment on their potential role as the developer, the project’s plans are already drawing attention.
The proposal details that about 75% of the site will be dedicated to retail, featuring eight buildings and offering approximately 93,200 square feet of commercial space. Two anchor retail buildings will dominate the space, one at 35,600 square feet and another at 12,700 square feet, complemented by smaller shops and a standalone restaurant building measuring 6,300 square feet.
While specific tenants have yet to be announced, the development’s design facilitates access from Del Paso, Truxel, and Five Star Way, enhancing connectivity and visitor flow.
On the residential front, the southeast section of the plot is earmarked for 103 apartments distributed across five three-story structures. The layout includes a mix of 14 studio, 75 one-bedroom, and 14 two-bedroom apartments, alongside a clubhouse equipped with a fitness center and other amenities for residents. A recreational area with pools and a playground, strategically placed near the dining establishment, is designed to create a community-centric atmosphere.
The architectural vision for the project is being steered by Borges Architectural Group, ensuring a cohesive and modern design that blends the residential and commercial elements of the development. As North Natomas continues to grow, this project represents a significant step in the area’s urban evolution.
